Managing Your Investment
ALL the blocks have a management company in place, they oversee the day to day running of the block and collect the rental income. The owners have annual meetings to check how things are being run and minutes reported.
As a foreigner owning a property I would recommend a special management company (see below). They would be your representative on the ground. They charge around 25 euros per month for this service. They would also manage the rental income and forward to your designated bank account.
We have many clients who invest from a distance never even coming out to Berlin so the whole process is very straightforward.

a property management company specifically for English speaking property owners in Berlin.
Here a brief explanation of the usual package:
- providing a individual and separate client account for collecting the monthly rent
- automatic payment of the common hold contribution
- administering the security deposit of the client as required by German Law
- Production of bilingual statements of utilities costs and upfront payment of the tenants
- all communication in English- explanation of incoming German mail from the administration, if necessary organisation for translations
- contact for tenant and organisation of necessary steps
The monthly fee for these services is EUR 21,40 plus 3,50 EUR flat for telecommunication and stamps: (21,40 + 3,50 EUR stamps/telephone costs = Total Eur: 24,90 p.M.).
We are not involved in finding new tenants, but work closely with a letting agent, we recommend to our clients. Obviously the clients may choose any letting agency that suits their needs best.
